Process
Merit means one-source responsibility.
Each project manager is pledged to:

- Apply quality principles and practices
- Anticipate and solve problems
- Continually review project elements and costs
- Work to ensure teamwork and on-time completion
Merit follows a proven, carefully structured process to guide project
management activities in all phases of construction.
During the pre-construction phase, we focus on the following:

We develop early conceptual estimates based on our long experience
and knowledge of building costs. Then we use estimating software to
provide accurate, second-round budget estimates that reflect design-development
requirements specified in architectural drawings. Non-construction
items such as furniture, contingency and financing costs can be included.

Providing value analysis
We analyze the scope of each project and evaluate individual aspects,
such as aesthetics, materials, overall cost, schedule and performance.

Planning on-time completion
We develop and continually update a project schedule using Suretrak
software. The schedule can include both design and construction
activities.

Selecting quality bidders
We prepare a list of qualified area subcontractors and vendors for
your approval. Subcontracted items include such things as excavation
and grading, site utilities, roofing, floor coverings, and special
equipment. Vendor-supplied items may include doors, insulation,
finish carpentry, and other specialty items.

Getting competitive bids
We get competitive bids from approved subcontractors and vendors
and we prepare a detailed estimate for work Merit will perform.

Minimizing change orders
We analyze all bids for conformance to plan specifications. Then we compare them
with budget estimates and review them prior to getting the Owner's approval.

Developing a lump-sum contract
We will use a standard American Institute of Architects agreement
to prepare a lump-sum contract between you and Merit. The contract
amount may be broken down by Construction Specifications Institute
categories.
In the construction phase, Merit performs as follows:
- Maintains on-site project management and complete office
support
- Issues subcontracts and purchase orders to approved subcontractors
and vendors
- Provides on-site safety and training workshops
- Expedites sample submittals and material shop drawings
- Manages construction operations
- Schedules and coordinates all construction activities
- Monitors and updates construction schedule
- Installs vendor-purchased items
- Conducts weekly progress meetings
- Provides continuous cost control
- Submits and processes periodic pay requests on AIA documents
- Conducts completion activities, including securing needed permits
- Compiles product warranties and maintenance manuals for owner
- Assists with facility start-up operations
In the post-construction phase, Merit provides the following wrap-up
services:

Obtain for the owner the certificate of occupancy from the local
building authority

Provide written warranties as required

Obtain waivers of liens from all vendors as required

Provide "as built" drawings for the owner

Assemble and bind operation and maintenance manuals for all mechanical,
electrical, electronic and control equipment

Provide training in the operation of the building and its equipment

Provide building commissioning (start-up) services
-
Perform warranty work, if required
-
Provide ongoing or periodic maintenance agreements
-
Continually attend to customer needs
